� � � ' Fage 2 <br /> � Memo re: Rezoning Southwest Corner of 44th Street and Country Club Road from R-2 to R-3, <br /> Residence Development Plan <br /> June 12, 2001 " <br /> The proposed multiple family use will generate fewer trips per day than as a single family R-2 <br /> development as it is currently zoned. Staff has consulted the City Engineer regarding traffic <br /> generation from the site and has confirmed that the proposed use will not generate a noticeable <br /> impact on traffic counts along 44th Street,which currently carries approximately 550 vehicles <br /> per day. Staff is also of the opinion that Country Club Road would be insufficient for <br /> ingress/egress to the site based on site distance issues associated with that section of the roadway. <br /> More information regarding traffic generation is contained within the attached staff report. <br /> Building elevation and landscape drawings are also attached. <br /> POTENTIAL OBJECTION: Property owners within the vicinity to the proposed project were <br /> present at the Plan Commission hearing to object to the proposed use based on concerns with <br /> • density and traffic generated at the site. <br /> INPUT FROM OTHER SOURCES: The City Plan Commission voted 8-0 with 1 abstention <br /> to recommend approval of this petition at the June 7, 2001 hearing. Minutes of the meeting are <br /> attached. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Dane Bragg at <br /> 424-2781. <br /> BUDGET/TIME IMPLICATIONS: None. No public funds will be expended as a part of this <br /> proj ect. <br />
