Bragg, Planner <br /> SUBJECT: Rezoning 2208 North College Street from R-3 to O-1 <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the petition as proposed. <br /> Based on the permitted uses for the O-1 district, staff believes that the proposed rezoning would <br /> not create undesirable land uses adjacent to residential property. The proposed change in zoning <br /> is consistent with the land use plan and would represent a logical extension of the district <br /> boundary. <br /> BACKGROUND: The petitioner proposes to rezone the 1.56 acre tract from R-3, Single Family <br /> Residence, to O-1, Office District to permit the expansion of the Decatur Memorial Hospital <br /> campus. There is currently a 2,000 square foot resdiential structure, a small accessory structure <br /> and an 83 stall parking lot on the site. The northeast section of the tract is vacant. City water and <br /> sanitary sewer services are available to the site. Properties to the north, east and south are zoned <br /> O-1, Office District,property to the west, is zoned R-3, Single Family. This parcel is depicted as <br /> office on the Decatur Urban Area Land Use Plan. <br /> POTENTIAL OBJECTION: There are no known objectors to this petition. <br /> INPUT FROM OTHER SOURCES: The City Plan Commission voted 8-0 to recommend <br /> approval of this petition at the March 1, 2001 hearing. Minutes of the meeting are attached. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Dane Bragg at <br /> 424-2781. <br /> BUDGET/TIME IMPLICATIONS: None <br />
