The proposed rezoning will create a slightly higher density within the proposed development, <br /> however, the end result will still be a low-density(2 units per acre) development. The <br /> subdivision will be able to accommodate a total of 45 dwelling units as opposed to the <br /> origina127. <br /> 7. Duplex-type development is generally compatible with single-family use. <br /> 8. All other aspects of the conservation subdivision will remain the same. <br /> 9. The proposed density increase is compatible with and lower in density than surrounding <br /> residential land use. Staff does not foresee an adverse impact on surrounding properties as a <br /> result of the proposed rezoning. <br /> STAFF RECOMMENDATION <br /> 10. Staff recommends approval of this petition subject to the following condition: <br /> a.
