Timberlake
January 4, 2001
5. If rezoned, these lots plus those already rezoned to R-5 would comprise approximately 20
two-family units on 10 acres, or a density of one unit per half-acre.
STAFF ANALYSIS
6. The proposed rezoning will create a slightly higher density within the proposed development,
however, the end result will still be a low-density(2 units per acre) development. The
subdivision will be able to accommodate a total of 45 dwelling units as opposed to the
origina127.
7. Duplex-type development is generally compatible with single-family use.
8. All other aspects of the conservation subdivision will remain the same.
9. The proposed density increase is compatible with and lower in density than surrounding
residential land use. Staff does not foresee an adverse impact on surrounding properties as a
result of the proposed rezoning.
STAFF RECOMMENDATION
10. Staff recommends approval of this petition subject to the following condition:
a. The revised Owner's Declaration reflecting condominium designation(s) shall be
reviewed, approved and placed on file with the City of Decatur.
The above report constitutes the testimony and recommendation of the Planning Division,
Economic and Urban Development Department, City of Decatur.
Dane C.
