Rezoning of 1053, 1059, 1063 and 1073 West Wood Street from R-6 Muliple I, <br /> Dwelling District to B-2 Commercial District. � <br /> 2. Granting a Special Use far a Planned Unit Development for the Southeast Corner ', <br /> of Wood Street and Oakland Avenue ! <br /> Attached you will find the Staff Report for the above referenced actions. The property in question is <br /> currently the site of the Blue Mill Restaurant and includes several other properties to the west along �, <br /> Wood Street and the properties to the south along Oakland Street down to Macon Street. The petitioners ' <br /> request rezoning of several properties west of the existing restaurant from R-6 to B-2 and approval of a II <br /> Planned Unit Development(PUD)for the entire site. They propose to demolish the existing buildings '� <br /> and construct a new,2-story building containing retail, offices,a banquet facility, a restaurant, and a 'I <br /> branch banking facility. Parking will be behind the building;however,they wish to count 24 on-street I <br /> parking spaces toward meeting the parking space requirements. A total of 170 parking spaces are , <br /> proposed; the Zoning Ordinance requires 172 spaces. However,the Council may approve this variance ��, <br /> via the PUD process. Staff feels that the uses proposed will have various hours with minimal overlap, so ' <br /> the reduction of two spaces will not lead to a parking problem. Please refer to the attached Staff Report <br /> for the details of this project. , <br /> These items were reviewed by the Plan Commission on December 7, 2000. The Commission <br /> recommended approval of the rezoning and PUD, subject to the following conditions: a) The drawing , <br /> will be revised to clarify the boundaries of the sidewalk near the corner of Oakland and Wood,prior to I <br /> this item being placed on the City Council agenda; and b) A petition for vacating the alley segment near <br /> Oakland Avenue must be submitted for City consideration prior to applying for any permits for this <br /> project. These conditions are reflected in the attached ordinance. The meeting minutes are attached. , <br /> The Planning Division staff and the Engineering and Infrastruture staff have reviewed the site plan and <br /> find the proposal acceptable. Staff recommends approval of the rezoning of the properties in question <br /> and approval of the Planned Unit Development for the southeast corner of Wood Street and Oakland <br /> Avenue as outlined in the attached Ordinance. <br />
