Krieger, A sista�ity Manager <br /> Dane Bragg, P anner <br /> SUBJECT: Rezoning 2612, 2620 and 2636 North Main Street <br /> The petitioners are requesting the rezoning of a 0.55 acre tract from R-3, Single Family <br /> Residence District, to B-1, Neighborhood Shopping District. Property to the north, west and <br /> south is zoned B-1, while property to the east is zoned M-1, Light Industrial. There is one lot <br /> directly east of the property that is zoned R-3. The subject property and all surrounding <br /> properties are designated as Commercial Development on the Decatur Urban Area Land Use <br /> Plan. City water and sanitary sewer services are available to the site. There are currently <br /> three residential structures located on the tract. <br /> Staff is supportive of this type of rezoning in that it represents a comprehensive, multiple-lot <br /> approach to the rezoning process and it fills an island of residential zoning surrounded by <br /> commercial uses. Staff is of the opinion that the proposed rezoning is consistent with the <br /> goals of the Decatur Urban Area Land Use Plan and is generally in harmony with existing <br /> commercial development in the area. Staff recommends approval of the petition as <br /> submitted. <br />
