Section 3. T'hat prior to issuance of any building permits for a specific use, the following <br /> shall be provided: <br /> A. Complete site and construction plans including storm sewers, sanitary sewers, <br /> vehicular access, parking lots, streets and landscaping be submitted to and approved by the <br /> Director of Economic and Urban Development Department and the Director of Engineering and <br /> Infrastructure Department. <br /> B. That the Petitioner shall purchase access rights from the City of Decatur along <br /> Martin Luther King, Jr. Drive for the sum of Eight Thousand One Hundred Twenty Dollars <br /> ($8,120.00). <br /> C. Petitioner shall relocate the on-site fire hydrant to approximately 150 feet East <br /> of the location shown on the site plan, and shall further provide said hydrant with an eight (8) <br /> inch watermain. <br /> D. Petitioner shall provide a thirty-six (36) foot wide access along Martin Luther <br /> King, Jr. Drive. <br /> E. Petitioner shall arrange all lighting as to prevent intrusion into the residential <br /> neighborhood to the South. <br /> F. That final signage plans for a monument-type free-standing sign and <br /> appropriate wall signage shall be approved by the Economic and Urban Development <br /> Department. <br /> G. Petitioner shall dedicate a five (5) foot wide transportation easement along <br /> North Martin Luther King, Jr. Drive. <br /> Section 4. In the event that construction of the Planned Unit Development is not begun <br /> within two (2) yeazs of the date of approval by the City Council, such plan shall be considered <br /> null and void and the zoning classification of the premises described herein shall revert to R-1 <br /> Single Family Residence District. <br />
