ECONOMIC AND URBAN DEVELOPMENT MEMORANDUM
#00-103
June 13, 2000
TO: Honorable Mayor Terry M. Howley and City Council Members
FROM: Steve Garm City Manager (,i
A. J. Krieger Assistant City Manage
Max Forge , AICP, Senior Planne-r
SUBJECT: Ordinance Rezoning Property at 609 East Van Buren Avenue
The petitioner proposes to rezone a .68-acre lot from R-3, Single Family Residential, to B-2,
Commercial District. The stated purpose is to expand an esting business, a pet grooming
facility. The site is illustrated as Commercial on the Future Land Use Map, a component of the
Decatur Comprehensive Plan. Zoning in the vicinity is mixed. There is B-2 Commercial zoning
to the north and B-1, Neighborhood Shopping, to the south. There is a solid front of industrial
zoning to the west. The only residential zoning is to the east. Given the intensive nature of the
land uses embracing this site on three sides, as well as the busy tra.ffic along Martin Luther King,
Jr. Drive, the possibility that this site could be used for residential purposes is exceedingly limited.
Staff recommends approval of this petition as proposed.
