Krieger Assistant City Manage <br /> Max Forge , AICP, Senior Planne�-r <br /> SUBJECT: Ordinance Rezoning Property at 609 East Van Buren Avenue <br /> The petitioner proposes to rezone a .68-acre lot from R-3, Single Family Residential, to B-2, <br /> Commercial District. The stated purpose is to expand an e�sting business, a pet grooming <br /> facility. The site is illustrated as Commercial on the Future Land Use Map, a component of the <br /> Decatur Comprehensive Plan. Zoning in the vicinity is mixed. There is B-2 Commercial zoning <br /> to the north and B-1, Neighborhood Shopping, to the south. There is a solid front of industrial <br /> zoning to the west. The only residential zoning is to the east. Given the intensive nature of the <br /> land uses embracing this site on three sides, as well as the busy tra.ffic along Martin Luther King, <br /> Jr. Drive, the possibility that this site could be used for residential purposes is exceedingly limited. <br /> Staff recommends approval of this petition as proposed. <br />
