Miller, AICP, Planner�f� rw <br /> �- 1 <br /> SUBJECT: Annexation of premises commonly known as 2206 South Taylor Road <br /> A valid petition seeking annexation of the subject premises has been filed with the City Clerk's <br /> Office. Containing 0.43 acres, the area in question is currently developed with a single family <br /> dwelling. The reason for requesting annexation is to obtain city water to serve the existing <br /> dwelling. The adjacent area is zoned R-1 Single Family Residence District; annexed territory is <br /> automatically zoned R-1. <br /> The following information is relative to the site in question: <br /> 1. City water is available and located adjacent to the lot at South Taylor <br /> Road; service is readily available. <br /> 2. The existing residence is served by an individual septic system <br /> approved by the Public Health Department. The sanitary sewer is <br /> � not readily available. There are no current plans to connect to sewers. <br /> The subject property is not currently within the boundaries of the Sanitary <br /> District; it will be necessary to annex to the Sanitary District with a fee <br /> of$930 per acre should sewer become available. <br /> 3. The streets are asphalt construction and maintained by the City of Decatur; <br /> there is adequate street lighting. <br /> 4. The average fire response time is 5 minutes. South Wheatland is the Fire <br /> Protection District. <br /> 5. Additional annual revenue of approximately$1029 would become available <br /> from the combined total real estate, motor fuel and state income taxes. <br /> Staff is of the opinion that the proposed annexation would produce a logical extension of the <br /> corporate limits; staff recommends approval of the petition as presented. <br />
