Krieger, ssistant City Manager <br /> M�Forgey, CP, Senior Planner <br /> SUBJECT: Rezoning of 3310 East Fitzgerald Road <br /> The petitioner is requesting the rezoning of a 1.1 acre lot from R-1, Single Family Residence <br /> District, to R-5, Two Family Residence District. The petitioner states that he wishes to develop a <br /> duplex building on the site. The tract was recently annexed and is located on the edge of the city, <br /> with the north and south borders being municipal limits of Decatur. Property to the west is zoned <br /> R-1 Single Family Residence and the property to the south of Fitzgerald Road is zoned R-1 as <br /> well. There are apartment houses located south of the property that were developed prior to the <br /> area being annexed into the city. This tract of land is depicted as Low-Density Residential on the <br /> Future Land Use Map, a component of the Decatur Comprehensive Plan. <br /> Staff is of the opinion that the proposed rezoning would maintain low-density development in the <br /> area. A two-family structure at the site would permit 1 family per 24,000 square feet, a density in <br /> accordance with the requirements for single-family lots in the R-1 district. <br /> Staff recommends approval of the petition. <br />
