Howley and City Council Members <br /> FROM: Steve Ga City Manager <br /> A7 Krieger, sistant City Manager � <br /> M�Forgey, AICP, e 'or Plann <br /> Dane Bragg Planne <br /> RE: Rezoning 5400 Timberlake Drive from R-3, Single Family Residence District, to <br /> R-5, Two-Family Residence District <br /> The applicant seeks a rezoning of Lots 3, 4, 5, 6, 24, 25, 26 and 27 of Timberlake Addition from <br /> R-3, Single Family Residence District, to R-5, Two Family Residence District. This rezoning <br /> would include eight (8) lots, or appro�mately ten (10) acres, of the 27 total lots in this <br /> subdivision. This property is illustrated on the Future Land Use Map, a component of the <br /> Decatur Comprehensive Plan, as Light Industrial. The rezoning would allow the construction of <br /> eight two-family buildings on the eight (8) lots with a total of 16 dwelling units. Given the size of <br /> the lots, the addition of eight (8) units over the allowed eight (8)would still be consistent with the <br /> Low Density Residential development planned in the single-family lots at Timberlake. Off-street <br /> parking would be provided with each two-family unit. Total dwelling units in the subdivision <br /> would be increased from 27 to 35. <br /> The approval of this rezoning would provide for two (2) lots per acre, translating to 20,000 <br /> square foot lots. This type of development is consistent with the minimum lot sizes required in <br /> the R-1, Single Family Residence District. Staff recommends approval of this petition as <br /> proposed. <br /> The Plan Commission voted 4-3 to recommend approval of the petition. Minutes of the meeting <br /> are attached. <br />
