, ..
City Plan Commission
November 4, 1999
Page Two
Mr. Forgey presented the recommendation of staff:
The subject petition requests the revision of the Planned Unit Development in Lots 2-5 of Albany
Place, located at the southwest corner of Fulton and Albany Avenues. The subject site totals
19.15 acres.
Specifically, the petitioner would like to eliminate the construction of six(6) five-plex units and
reduce the number of four-plex units from nine (9) to five (5). The petitioner would then add 15
duplex units to the approved plan to create a total of 25 duplex units and 5 four-plex units. This
action would reduce the density from the currently approved 86 total dwelling units to 70 total
dwelling units plus one club house.
The proposed change in the Planned Unit Development is not a significant departure from the
current development plan and would serve to lower density in the area. Staff recommends
approval of the petition as submitted.
It was moved and seconded (Jacobs/Schiller)to forward Cal. No. 99-68 to City Council with
recommendation for approval per staff recommendation. Motion carried unanimously.
Cal. No. 99-69 Petition of MICHAEL SEGRAVES, 1777 South Country Club Road,
to rezone the premises located at 464 West Decatur Street from R-6
Multiple Family Dwelling District to R-3 Single Family Residence
District.
Mr. Michael Segraves was present and spoke for the petition stating that he would be restoring
the residence at 464 West Decatur Street. In order to get the mortgage for the property, Mr.
Segraves stated that the mortgage company has stipulated that the property must be zoned single
family.
Mr. Shampine questioned if the property is located in the Historic District. Mr. Segraves stated
that the property is located in the Historic District in an area known as Macon Place.
Mrs. Washington questioned if the property was being acquired by an individual or a corporation.
Mr. Segraves stated that he was the individual acquiring the property.
Mr. John asked Mr. Segraves about the rationale of the mortgage company regarding the zoning.
Mr. Segraves stated that the company is located in California and their policy is that the structure
be zoned single family.
