Collins, Jr., Director of Community Development �` <br /> Max Forgey, Senior Planner���y�� <br /> �v� <br /> SUBJECT: Ordinance Rezoning 1134, 1137 and 1143 North 18th Street <br /> This is a parcel of.86 acres, more or less. Torrence Park lies to the west. The Norfolk Southern <br /> yard is across Condit to the south. Union Iron is situated east of the property. This is an <br /> industrial area and has been for many years. There are single family dwelling units to the <br /> immediate north of the site. Under ordinary circumstances this would be a valid reason for <br /> denying this petition. In this case, however, it should be noted that the predominate land use in <br /> the area is industrial and that each of these residential properties already borders an industrially <br /> zoned property. <br /> Staff recommends approval of this petition as written. <br />
