The <br /> western boundary, fronting Fairview Avenue, is convex in shape and the northern boundary is <br /> only 22 feet wide. The area is rapidly undergoing a transition from residential to commercial <br /> uses—there is B-2 to the north, although the properties to the east and south remain R-3. <br /> The current residential zoning category is hardly appropriate for this property, given the high <br /> volume and intensity of traffic, light, and noise. It is also doubtful that this site will be a viable <br /> commercial site because of the size and dimensions of the lot. Notwithstanding these concerns, <br /> there are ample regulations in place to govern the site plan approval process. <br /> Staff therefore recommends approval of this petition as written. <br />
