The property is .45 acres in area, more <br /> or less. <br /> The existing R-1 zoning is clearly out of date. The properties to the east, west and south are <br /> zoned M-1 and the property to the north is zoned B-2, an intense land use in itself. The proposed <br /> rezoning is consistent with surrounding land uses. <br /> Staff recommends approval of the petition as proposed. <br />
