Collins, Jr., Director of C mmunity Development <br /> M�Forgey, Senior PlanneY KJ� ' <br /> � <br /> SUBJECT: Ordinance Rezoning Southwest Corner of Pershing Road and <br /> 27th Street <br /> The subject petition requests the rezoning of the premises located at the southwest corner of <br /> Pershing Road and 27th Street from O-1 Office District to B-1 Neighborhood Shopping District. <br /> The stated purpose for this request is to allow the construction of a drive-up banking facility. <br /> This site is across the street from the Caterpillar plant, and would certainly be a convenience to <br /> the many credit union members who work at the plant. There is a mi�ure of zoning in the <br /> vicinity. The Caterpillar plant is industrial; there is R-3 to the south. It is difficult to imagine that <br /> this zoning category, if granted, would have any adverse effect on the nearby residential <br /> properties, considering that they already e�st in a highly industrialized area. <br /> In view of these observations, staff recommends approval of the petition as submitted. <br />
