Mayor and City Council <br /> May 10, 1999 <br /> Page Two <br /> Comprehensive Land Use Plan of 1990, which designates industrial development for this tract as <br /> well as to the north and east. <br /> City of Decatur water and sanitary sewer utilities will be extended to the property. Access to the <br /> site will be from Mound Road, which the county plans to upgrade to a Class III Truck Route <br /> (work to begin in 1999 and be completed in 2000). Internal design and review of the <br /> infi-astructure serving this tract will occur prior to issuance of required building permits. Further, <br /> proposals for development will be subject to applicable provisions of the subdivision ordinance <br /> and zoning ordinances. Staff has discussed with the developers matters relative to an earth berm <br /> and screening along the west property line, minimum building setback of 75 feet along the west <br /> property line, and prohibiting vehicular access from the e�sting Chat Drive; these issues will be <br /> addressed in the annexation agreement. <br /> In view of this data, staff recommends approval of the petition. <br />
