Collins, Jr., Director of u 'ty Development ��1 <br /> M�Forgey, Semor Plann ` <br /> SUBJECT: Ordinance Rezoning Southea t Corner of 44th Street and Route 36 <br /> The subject petition requests the rezoning of a 14 acre parcel at the southeast corner of the <br /> intersection of 44th Street and U. S. Route 36 from R-1, a Macon County zoning category, to <br /> B-2. This parcel was the subject of a pre-annexation agreement(Resolution#R98-152)which <br /> was adopted by City Council on November 16, 1998. A copy of the pre-annexation agreement is <br /> attached to this memorandum. <br /> Commercial development is taking place within 100 feet of the property to the east, and also to <br /> the southeast, south of Maryland Road. The stated purpose of the proposed rezoning is to allow <br /> for the commercial development of the property. The Future Land Use Map of the Decatur <br /> Comprehensive Plan provides no guidance because the property was not located within the City <br /> when the Land Use Map was approved. <br /> Staff recommends approval of this application per terms of Resolution#98-152. <br />
