Miller, Planner <br />' SUBJECT: Ordinance Rezoning 1770 and 1816 North Water Street and <br /> 1729, 1735 and 1741 North Witchel <br /> The subject petition requests that the premises located at 1770 and 1816 North Water Street and <br /> 1729, 173 5 and 1741 North Witchel be rezoned from R-5 Two-Family Residence District and R-6 <br /> Multiple Dwelling District to B-2 Commercial District. The tract contains appro�mately 42,000 <br /> square feet or .69 acres and is developed with single family dwellings or vacant lots. The purpose <br /> of the proposed zone is to improve the existing sma11 business. <br /> Upon review of land use and zoning patterns for the general area, staff notes that property <br /> immediately to the north is zoned M-2 Heavy Industrial District and developed as such. Property <br /> to the west is Zoned B-2 Commercial District and is used by businesses appropriate to that <br /> zoning. The property to the south is zoned R-6 Multiple Dwelling District and developed as such. <br /> Property to the east is zoned R-5 Two Family Residential District and developed with single <br /> family structures and vacant lots. Approxirriately 600 feet to the south, properties are zoned B-1 <br /> and B-2 on both sides of North Water Street which is a major arterial. The 1990 Comprehensive <br /> Land Use Plan designated this area as commercial use. Staff is of the opinion that the proposed <br /> B-2 zoning is consistent and compatible with zoning patterns in the general area. <br /> In view of this data, staff recommends approval of the petition as submitted. <br />
