Miller, Planner`L.,�� <br /> SUBJECT: Ordinance Rezoning the 1900 Block of North Main Street, 1900 <br /> Block of North Water Street and the 100 Block of East Garfield <br /> The subject petition requests that the premises located at the 1900 Block of North Main Street, ��I <br /> the 1900 Block of North Water Street and the 100 Block of East Garfield be rezoned from R-3 �� <br /> Single Family Residence District to B-2 Commercial District. The tract contains approximately �� <br /> 98,912 square feet or 2.27 acres and is developed with single family dwellings or vacant lots. The � <br /> petitioner owns all but five properties in the area. All property owners were notified by the <br /> petitioner. The purpose of the proposed zone is to provide commercially zoned property for <br /> development. <br /> Upon review of land use and zoning patterns for the general area, staff notes that property <br /> immediately to the south is zoned B-2 Commercial District and developed as such. Property to <br /> the east is zoned B-2 Commercial District and M-2 Heavy Industrial District and is used by <br /> businesses appropriate to the zoning. The property to the noRh is zoned B-1 Neighborhood <br /> Shopping District and R-3 Single Family Residence District and developed with retail, office and a <br /> church parking lot. Property to the west is zoned B-1 and R-3 and developed as such. The <br /> Comprehensive Land Use Plan designated this area as potential office use. Staff is of the opinion <br /> that the proposed B-2 zoning is consistent and compatible with zoning patterns in the general <br /> area. Garfield Avenue is a logical separation of the B-2 Commercial District. <br /> In view of this data, staff recommends approval of the petition as submitted. <br />
