William ., City Manager � <br /> Cecil A. Collins, Jr., Director of Comm nity Developmen <br /> D. Max Forgey, Senior Planner <br /> SUBJECT: Ordinance Amending B-3 Planned Shopping Center District at <br /> Franklin Street and Route 51 <br /> The subject petition requests a revision to a B-3 Planned Shopping District . The property is <br /> currently zoned B-3 Planned Shopping Center District and has been zoned as such since the <br /> 1960's. This property was originally zoned as part of the larger B-3 South Shores Development <br /> Tract that has previously been developed and divided by the construction of the highway system. <br /> The proposed development consists of a medical and banking facility. <br /> A variance has been granted by the Zoning Board of Appeals allowing a reduction of the 30 foot <br /> front setback to 0 feet. <br /> After e�ensive staff review, the petitioner has met all the requirements as defined in the revision <br /> of a Planned Unit Development including site plan review and traffic survey report. Staff <br /> recommends approval of the petition with the following stipulations: <br /> 1. The resolution of land agreements between the County, City and Park District. <br /> 2. The receipt of Illinois Department of Transportation pernut. <br /> 3. Final approval of site plans by the Department of Community Development and <br /> Department of Public Works. <br />
