Townsend, Acting Senior Planner ~�T" <br /> SUBJECT: Ordinance Rezoning 3342 North Charles Street <br /> The subject petition requests that the premises commonly known as 3342 North Charles Street be <br /> rezoned from R-1 Single Family Residence District to M-1 Light Industrial District. Containing <br /> appro�mately one acre, the area in question is presently developed with a single family residence. <br /> The purpose of the proposed zone is to allow the petitioner to use the premises for the storage of <br /> boats and travel trailers. <br /> Inasmuch as property to the immediate north, south and west are presently zoned M-1 Light <br /> Industrial District, staff is of the opinion that the proposed zoning is consistent and compatible <br /> with zoning patterns in the general area. Further, the Comprehensive Land Use Plan designates <br /> this tract and adjoining tracts as Light Industrial District. However, the intended use of the <br /> property is not permitted within a M-1 Light Industrial District. The storage of boats and travel <br /> trailers are pernutted within a M-2 Heavy Industrial District with a special use pernut. <br /> In view of the data presented, staff recommends approval of the M-1 District however, the zoning <br /> will not permit the intended petitioner's use of the property. <br />
