Townsend, Acting Senior Planner T <br /> SUBJECT: Ordinance Rezoning a Tract of Land South of Maryland Street and <br /> West of Route 121 <br /> The subject petition requests rezoning of a 38 acre tract of land generally located south of <br /> Maryland Street approximately 800 feet west of Route 121 from R-1 Single Family Residence <br /> District to B-2 Commercial District. Two single family dwellings are presently located along <br /> Maryland Street; otherwise, the area in question is presently vacant farmland. The purpose of the <br /> proposed zone is to accommodate future commercial development. <br /> The subject premises are presently outside the corporate boundary of the City of Decatur, <br /> however, an annexation agreement has been filed with the City Clerk's Office and is scheduled for <br /> review and action by the Decatur City Council. Upon annexation, the property will be classified <br /> in the R-1 Single Family District. <br /> Adjoining property to the east is presently zoned B-2 Commercial as is a portion of the area to the <br /> north across Maryland Street; the latter area has recently been developed for commercial <br /> purposes. Further, the Comprehensive Land Use Plan reflects extension of commercial <br /> development generally west of the e�sting commercial area located along Route 121 south of <br /> Maryland Street. <br /> The annexation agreement will address issues relative to minimum building setback lines, berming <br /> and landscaping along the west line of the subject tract. Also, said agreement as written prohibits <br /> vehicular access from adjoining residential streets to the immediate west. <br /> Staff recognizes the proposed zone as being a logical extension of existing commercial <br /> classifications; staff recommends approval of the petition as presented. <br />
