Townsend, Acting Senior Planner rL� <br /> SUBJECT: Ordinance Rezoning 2153 East Prairie Avenue <br /> The subject petition requests that the premises commonly known as 2153 East Prairie be rezoned <br /> from R-3 Single Family Residence District to B-1 Commercial District. Containing approximately <br /> 5776 square feet, the area in question is presently developed with a single family dwelling. The <br /> purpose of the proposed rezoning is to allow the Horizon Credit Union to extend its e�sting <br /> facilities. <br /> The Horizon Credit Union is presently situated contiguous and adjacent to the lot sought to be <br /> rezoned. Property to the immediate west and near north and south are presently zoned B-1 and <br /> B-2 Commercial Districts, staff is of the opinion that the proposed zoning is consistent and <br /> compatible with zoning patterns in the general area. Further, the Comprehensive Land Use Plan <br /> designates this tract as a Commercial District. <br /> In view of the data presented, staff recommends approval of the petition with the following <br /> stipulation: l.) that if the present residential use is converted for parking, that a site plan be <br /> submitted and approved by the Department of Public Works and the Department of Community <br /> Development. <br />
