COMMUNITY DEVELOPMENT MEMORANDUM
NO. 98-75
July 15, 1998
TO: Honorable Mayor Terry M. Howley and City Council Members
FROM: James L. Williams,./;City Manager
Cecil A. Collins, 7r., Community Development Director
Teresa L. Townsend, Acting Senior Planner
SUBJECT: Ordinance Rezoning 829 West McKinley Avenue
The subject petition requests that the premises commonly known as 829 West McKinley be
rezoned from R-1 Single Family Residence District to R-6 Multiple Dwelling District. Containing
appromately 99146 square feet, the area in question is presently undeveloped. The purpose of
the proposed zone is to allow the construction of a 50 unit Assisted Living project.
Inasmuch as property to the immediate north and west is presently zoned R-6 Multi-Family and
R-5 Multi-Family, staff is of the opinion that the proposed zoning is consistent and compatible
with zoning patterns in the general area. Further, the Comprehensive Land Use Plan designates
this tract and the adjoining residential tracts as Multiple Dwelling Districts.
In view of the data presented, staff recommends approval of the petition with the following
stipulations: 1.) that a site plan be submitted and approved by the Department of Community
Development and Department of Public Works and 2.)that plans are submitted according to all
City guidelines, policies and ordinances.
