Townsend, Acting Senior Planner � <br /> SUBJECT: Ordinance Rezoning 221 East Stuart Avenue <br /> The subject petition requests that the premises commonly known as 221 East Stuart be rezoned <br /> from R-6 Multiple Dwelling District to O-1 Office District. Containing appro�mately 4392 <br /> square feet, the area in question is presently a vacant lot. The purpose of the proposed rezoning is <br /> to allow construction of an asphalt egress drive to serve Jack Dunn Insurance located on an <br /> adjoining lot at 1524 North Water Street. <br /> Inasmuch as property to the immediate south and west are presently zoned O-1 Office District, <br /> staff is of the opinion that the proposed zoning is consistent and compatible with zoning patterns <br /> in the general area. Further, the Comprehensive Land Use Plan designates this tract as Of�ice <br /> District. <br /> In view of the data presented, staff recommends approval of the petition. <br />
