McQueen, Senior Planner (�� <br /> SUBJECT: Ordinance Amending R-5 Planned Unit Development south of West 'I <br /> Mound Road and east of North Taylor Road ' <br /> The subject petition requests amendment to an R-5 Planned Unit Development which was granted ' <br /> in 1979 for a forty acre tract generally located south of West Mound Road and east of North � <br /> Taylor Road. The plan as originally approved called for a mix of single family, duplex, and I, <br /> multiple family development. Containing approximately 3.5 acres, the area in question is '' <br /> presently vacant and located along Mound Road and west of Manor Drive; this specific area was I <br /> originally designated for single family and duplex construction. As amended, the subject premises �i <br /> would be used for construction of one structure housing fifty units for an assisted living facility. <br /> Adjoining property to the immediate west is vacant and zoned B-1 Neighborhood Shopping '' <br /> District. A multifamily development is located southwest of this tract with single family lots <br /> "backing" onto this tract on the south and east. <br /> Recognizing the surrounding land use and zoning patterns, staff recognizes the proposed <br /> development as being consistent and compatible with the same. The parking areas and vehicular <br /> access would be oriented to the north along and from Mound Road; there would be no vehicular <br /> access from the e�sting single family development. Further, we note that the rear of the <br /> proposed development would adjoin the rear yards of e�sting single family lots to the south and <br /> east. <br /> In view of the data presented, staff recommends approval of the petition with the following <br /> stipulations: (1)that the development occur in accordance with petitioner's plans submitted in <br /> conjunction with this petition, and (2) that prior to issuance of any building permit complete site <br /> plans and construction drawings including but not limited to data regarding parking lots, vehicular <br /> access, watermains, sanitary sewers, storm sewers, fire hydrants, landscaping, building elevations, <br /> and building construction be submitted to and approved by the Directors of Community <br /> Development and Public Works, and (3) that prior to issuance of any building permit approval for <br /> vehicular access be obtained in writing from the Macon County Highway Department. <br />
