McQueen, Senior Planner��^''� <br /> SUB7ECT: Ordinance Amending Special Permit, Planned Unit Development <br /> Southwest corner of East Fulton Avenue and Albany Street <br /> The subject petition requests amendment to an R-3 Planned Unit Development which was <br /> approved by Ordinance#97-83 in August, 1998; the area in question is a 17.5 acre parcel located <br /> at the southwest corner of Fulton Avenue and Albany Street. The proposed amendment has been <br /> reviewed and recommended for approval by the Decatur City Plan Commission; a copy of the <br /> minutes of the Plan Commission hearing are included herein. <br /> The Planned Unit Development as originally approved designates construction of seventeen <br /> structures housing four units each and one structure housing 40 units with a central dining facility <br /> for a combined total of 108 units. The plan as proposed requests the following amendments to <br /> the original development: (1) the 40 unit structure would be eliminated and in lieu thereof there <br /> would be six structures housing five units each; total density of the project would be 90 units <br /> rather than 108 units, (2) a structure housing a rental office for the subject complex and a <br /> clubhouse for the same is proposed to be located along the southern most section of the interior <br /> street, (3) the minimum building setback line along the north property line of the development <br /> east of the interior street is proposed for reduction from 50 feet to 40 feet; other building setback <br /> issues requested by the petitioner and discussed at the Plan Commission hearing have been <br /> withdrawn by petitioner, (4) the interior private street system would be revamped to <br /> accommodate the additional buildings; however, the vehicular access would remain the same with <br /> such being only from Fulton Avenue, and (5) the street improvement to Fulton Avenue will not <br /> include curb and gutter system due to existing topography and the ability to coordinate such <br /> system with e�sting open ditches; otherwise, the cross section in terms of pavement design will <br /> remain the same. <br />
