McQueen, Senior Planner (�'y\ , <br /> SUBJECT: Ordinance Rezoning 2335 North Oakland Avenue <br /> The subject petition requests that premises commonly known as 2335 North Oakland Avenue be <br /> rezoned from R-3 Single Family Residence District to B-2 Commercial District. This petition has <br /> been reviewed and recommended for approval by the Decatur City Plan Commission; copies of <br /> the minutes relative to this hearing are attached. Containing approxirriately 17250 square feet, the <br /> area in question is presently developed with a single family dwelling. The purpose of the <br /> proposed zone is to allow the existing dwelling to be used for a beauty shop in addition to the <br /> residential use. <br /> Inasmuch as property to the immediate south and that approximately three hundred feet to the <br /> north along the west side of Oakland Avenue is presently zoned B-2 Commercial, and that <br /> property to the east along the east side of Oakland Avenue is zoned M-1 Light Industrial, staffis <br /> of the opinion that the proposed zoning is consisterit and compatible with zoning patterns in the <br /> general area. Further, the Comprehensive Land Use Plans designates this tract and the adjoining <br /> residential area to the north fronting Oakland Avenue as being commercial development. <br /> In view of the data presented, staff recommends approval of the petition. <br />
