McQueen, Senior Planner�~� <br /> SUBJECT: Ordinance Rezoning Property North of L& A Industrial Park <br /> The subject petition requests that a tract of land generally located one eighth mile south of East <br /> Mound Road and one quarter mile west of Brush College Road be rezoned from R-1 Single <br /> Family Residence District to M-1 Light Industrial District. Containing twenty-four acres, the area <br /> in question is presently vacant farmland. While the tract is presently outside the corporate <br /> boundaries of the City of Decatur, an annexation agreement between the owners and the City has <br /> been filed and scheduled for hearing and review by the Decatur City Council. One of the <br /> provisions of said agreement will be granting of the proposed zoning classification. <br /> Upon review of land use and zoning patterns for the general area, staff notes that property <br /> immediately to the south thereof is zoned M-2 Heavy Industrial District; this adjoining land was <br /> recently subdivided into individual lots for industrial development(L& A Industrial Park <br /> Subdivision). Also, this tract is within one quarter mile from land presently developed and <br /> occupied by Caterpillar Tractor Co. Land to the immediate east is vacant and presently zoned <br /> R-1 Single Family under Macon County Zoning while land to the north across Mound Road and <br /> further bound by Route 48 and Brush College Road is zoned in part residential and in part <br /> industrial under County zoning regulations. While land to the immediate west is zoned R-3 Single <br /> Family and accordingly developed with the Larkdale and Meadowlark Subdivisions, the industrial <br /> zone within the area generally located north of Pershing Road and east of Route 48 is the <br /> prevailing classification. <br /> Recognizing the general land use and zoning patterns, staff is of the opinion the proposed zone is <br /> logical and consistent with the general area. Moreover, the proposed zone is consistent with the <br /> comprehensive land use plan, which designates industrial development for this tract as well as land <br /> to the north and east. <br />
