Excerpt from Plan Commission Minutes of January 7, 1998
Cal. No. 98-01 Petition of DALE H. SCOTT (Taylor Scott Architects, Inc.) to rezone the
premises commonly known as 912 and 922 East North Street from R-6
Multiple Dwelling Residence District to B-2 Commercial District.
NIr. Christopher Young of Taylor Scott Architects, Inc., 1437 South Boulder, Tulsa, Oklahoma,
was present and spoke for the petition requesting rezoning of the subject property for a Sears
Parts America store. Site layouts were distributed to the Commission members.
There were no objectors present.
Mr. McQueen presented the recommendation of sta
The subject petition requests that premises commonly known as 912-922 East North Street be
rezoned from R-6 Multiple Dwelling District to B-2 Commercial District. Containing
approximately 12,000 square feet, the area in question is presently vacant and subdivided as two
separate lots. The purpose of the proposed zone is to enable use of these lots in conjunction with
adjoining property to accommodate construction of a new commercial structure.
Adjoining land to the immediate west is vacant and presently zoned M-2 Heavy Industrial while
land to the immediate north is vacant and presently zoned B-2 Commercial District. Further, staff •
notes that all land between the a11ey adjoining this tract on the north and Eldorado Street is
presently zoned B-2 Commercial District, which zone extends easterly for several blocks. While
property to the east and south is presently zoned R-6 Multiple Dwelling District, staff notes that
only four residential structures remain on the north side of the 800 - 900 blocks of East North
Street, which extends from the Illinois Central Railroad easterly to Calhoun Street. The
Comprehensive Land Use Plan calls for the north side of this section of East North Street to
ultimately be developed with commercial uses with the south side of said street remaining multiple
dwelling.
Sta.is of the opinion the proposed zoning is in keeping with the Comprehensive Land Use Plan
as noted, and that the proposed commercial development would result in improvement to the
general area; we recommend approval of the petition as presented. '
Mr. Schiller questioned if the two lots in question were packaged in one large parcel with '
potential for five or six lots in the development. Mr. McQueen stated that was correct. Five lots
will have frontage on Eldorado Street and the others will have frontage on North Street.
Mr. Demirjian stated that land to the north is zoned B-2, but to the west on North Street the '
zoning is industrial. Mr. McQueen noted that the petition is not submitted as a planned unit ,
development. The petition is presented as a zoting action and a site plan will not be a part of the
petition.
