McQueen, Senior Planner <br /> SUBJECT: Ordinance Rezoning Property at 912 and 922 East North Street <br /> The subject petition requests that premises commonly known as 912-922 East North Street be <br /> rezoned from R-6 Multiple Dwelling District to B-2 Commercial District. Containing <br /> approximately 12,000 square feet, the area in question is presently vacant and subdivided as two <br /> separate lots. The purpose of the proposed zone is to enable use of these lots in conjunction with ' <br /> adjoining property to accommodate construction of a new commercial structure. <br /> Adjoining land to the immediate west is vacant and presently zoned M-2 Heavy Industrial while I <br /> land to the immediate north is vacant and presently zoned B-2 Commercial District. Further, staff �' <br /> notes that a11 land between the a11ey adjoining this tract on the north and Eldorado Street is I, <br /> presently zoned B-2 Commercial District, which zone extends easterly for several blocks. While '� <br /> property to the east and south is presently zoned R-6 Multiple Dwelling District, staff notes that ��� <br /> only four residential structures remain on the north side of the 800 - 900 blocks of East North ', <br /> Street, which extends from the Illinois Central Railroad easterly to Calhoun Street. The '', <br /> Comprehensive Land Use Plan calls for the north side of this section of East North Street to I <br /> ultimately be developed with commercial uses with the south side of said street remaining multiple <br /> dwelling. <br /> Sta.ff is of the opinion the proposed zoning is in keeping with the Comprehensive Land Use Plan <br /> as noted, and that the proposed commercial development would result in improvement to the <br /> general area; we recommend approval of the petition as presented. <br />
