McQueen, Senior Planner ('�""�, <br /> SUBJECT: Annexation of premises commonly known as 1685 South Baltimore <br /> Avenue <br /> A valid petition requesting annexation of the subject premises has been filed with the City <br /> Clerk's Office. Containing .8 acres, the area in question is presently developed with a <br /> gasoline service station and convenience store The main reason for requesting annexation <br /> is to obtain City sewer service for the e�sting facility. <br /> The following data has been compiled relative to the proposed annexation: <br /> 1. An e�sting watermain is located along Fulton Avenue adjacent to the <br /> subject tract; service is readily available. <br /> 2. An existing sanitary sewer located along Fulton Avenue is available to <br /> serve the area in question. <br /> 3. Additional annual revenue of appro�mately $500.00 would become <br /> available from real estate taxes. <br /> Staff is of the opinion that the proposed annexation would produce a logical e�rtension of <br /> the corporate limits. Existing commercial development to the immediate west is within the <br /> corporate limits as is property to the north across Route 36 and to the south across Fulton <br /> Avenue. The availability of sanitary sewer to the subject tract will improve the e�sting <br /> commercial development. <br /> Staff recommends approval of the petition as presented. <br />
