McQueen, Senior Planner <br /> SUBJECT: Ordinance Rezoning 2304-2316 East Main Street and 124-134 <br /> North 23rd Street <br /> The subject petition requests that premises commonly known as 2304-2316 East Main Street and ' <br /> 124-134 North 23rd Street be rezoned from R-3 Single Family Residence District to B-2 � <br /> Commercial District. Containing approximately 31,000 square feet, the area in question is <br /> presently subdivided into six separate lots. Four of these lots are presently developed with four <br /> single family dwellings while the remaining two lots at the northern portion of the area are <br /> developed with an off street parking lot serving an adjoining restaurant. The existing parking lot <br /> as noted was approved as a special parking permit by the Zoning Board of Appeals in June, <br /> 1994. The purpose of the proposed zone is to allow expansion of the existing restaurant and <br /> parking facilities located at 2320 East Main Street. <br /> Adjoining property to the immediate east is presently zoned B-2. Recognizing this existing zone <br /> and the fact that the subject area is bound by existing streets on the remaining three sides, staff is <br /> of the opinion that the proposal is a reasonable and logical extension of the commercial <br /> classification, which will allow an existing business to expand. Further, the proposed zoning <br /> would be in keeping with the comprehensive land use plan, which designates commercial <br /> development for the area in question. <br /> Staff recommends approval of the petition as presented. <br /> Excerpts from the Plan Commission minutes for this item are attached. <br />
