Section 3. That prior to issuance of any building permits for a specific use, the following <br /> shall be required: <br /> (a) complete site and construction plans including storm sewers, sanitary sewers, <br /> watermains, fire hydrants, vehicular access, parking lots, streets, landscaping and signage be <br /> submitted to and approved by the Director of Community Development and Director of Public <br /> Works. <br /> (b) dedication of right-of-way for a proposed north-south alley extending from <br /> the existing alley northerly to King Street, and further that said new alley shall be paved a � <br /> minimum of ten (10) feet in width, with a minimum of two (2) inch Class I asphalt over a six (6) ' <br /> inch aggregate base. I <br /> (c) dedication of a utility easement to accommodate re-routing of the existing ' <br /> sanitary sewer located between King Street and Green Street. <br /> (d) that vehicular access permits to Fairview Avenue be obtained from the State <br /> of Illinois Department of Transportation. <br /> (e) In the event that construction of the Planned Unit Development as provided <br /> herein is not begun within two years of the date hereof, such plan shall be considered null and <br /> void and said premises shall revert to the classification of R-3, Single Family Residence District. <br /> Section 4. That said special use permit granted hereby be, and it is hereby, made subject <br /> to the applicable provisions and requirements of Ordinance No. 3512, the same being the Zoning <br /> Ordinance of the City of Decatur, Illinois, and that the Zoning Map of said City be amended in <br /> accordance therewith. <br /> PRESENTED, PASSED, APPROVED A CORDED this 18th day of August, <br /> 1997. <br /> ` <br /> � <br /> TE M.
