McQueen, Senior Planner (�'�''� ' <br /> SUBJECT: Ordinance amending a Planned Unit Development regarding Millikin ' <br /> University and First Site Properties, Ltd. i <br /> The subject petition requests amendment to Ord. #95-74, which was approved in II <br /> December, 1995, granting a special use pemut for a planned unit development for I, <br /> property generally bound by West Wood Street, South Oakland Avenue, West Decatur I <br /> Street, and the Norfolk and Southern Railroad. As submitted, the proposed amendment <br /> calls for increasing the proposed office/retail building at the southwest corner of West i <br /> Wood Street and South Oakland Avenue to two stories in height rather than one story, �'I <br /> which would result in a total floor area of 12,000 square feet rather than 6,000 square ', <br /> feet. Further, the petition calls for establishing 39 additional angle parking spaces along 'I <br /> the west side of Oakland Avenue adjacent to the subject development. With the vacation j <br /> of a twelve foot strip of land along said street, these spaces would be totally located on '�, <br /> private property with direct access to the street. j <br /> � <br /> Subsequent to submitting the request as noted, petitioner verbally requested that the plan '' <br /> be further amended to allow a seven foot high fence around the perimeter of the tract <br /> rather than a six foot high fence as pernutted by the Zoning Ordinance and granted by the <br /> original special use permit. I <br /> The City Plan Commission recommended approval of the petition as submitted except for ',, <br /> the increased fence height, which was recommended to remain at six feet. Likewise, staff <br /> so recommends approval; we will be available to answer any specific questions. <br />
