Selier agrees to pay for transfer tax <br /> stamps, prepare the real estate transfer declaration form and any <br /> environmental disclosure requirement docu�aents. Buyer agrees to pay for the <br /> cost of recording with the Recorder of Deeds any of the docu�aents necessary to <br /> complete the transfer of ownership. <br /> 6. At or before settlement Seller shall pay for and give Buyer credit <br /> for general real estate taxes for all prior years and for Seller' s pro rata <br /> share of such taxes for the year of settleeent. Seller shall further pay or <br /> give Buyer credit for all special assess�ents now a lien against the pre�ises, <br /> rents, if any, and all water or sewer bills or watermain or sewer connection <br /> charges incurred and unpaid as of settle�ent. Credit tu Buyer for general <br /> real estate taxes not yet payabie shall be coeputed on the basis of the most <br /> current tax infor�ation available at the tiee of settlesent. <br /> 7. Buyer shall be entitled to possession of the premises at 5:00 <br /> o'clock P.M. on date of settleoent. <br /> 8. No notices, suits or judgsents relating to the preeises have been <br /> received by the Seller. <br /> 9. This cnntract is contingent upon Buyer obtaining, at Buyer' s <br /> expense, a Phase I Environ�ental Audit with results satisfactory to Buyer. <br /> 10. Notice given or required in this contract or any addendum �aust be <br /> given in writing in one of the following for�s: <br /> ti) Personally; <br /> tii) By certified mail, return receipt requested, properly <br /> addressed and all charges prepaid; or, <br /> (iii) By express delivery with charges prepaid and addressed <br /> to the appropriate party at the address set forth below. <br /> All notices shall be dee�ed to have been received on the date of personal <br /> service or on the 3rd day following date post�arked. Notice reust be served <br /> upon or addressed to any one of the Sellers or any one of the Buyers <br /> personally unless specified otherwise.
