McQueen, Senior Planner ��fifi°�`� <br /> SUBJECT: Ordinance Rezoning 612 East Mound Road �, <br /> The sub'ect etition re uests that remises commoni known as 612 East Mound Road be III <br /> J P 9 P Y <br /> rezoned from R-1 Single Family Residence District to B-2 Commercial District. Containing six <br /> acres, the area in question is presently vacant; it was previously developed with a single family <br /> dwelling and accessory buildings as a small farm setting. The purpose of the proposed zone is to <br /> allow commercial development. <br /> While the tract in question is surrounded by properties zoned and developed as single family, the <br /> fact that it is vacant and adjoined by a major arterial and major collector street causes it to be <br /> desirable for commercial development Further, after considerable review and discussion, the <br /> City Council in January, 1996, amended the Comprehensive Land Use Plan to reflect proposed <br /> commercial development on this tract and the balance of the area lying north of Mound Road to <br /> Ash Avenue extended east between Martin Luther King Jr., Dr. and the Illinois Central Railroad. <br /> This commercial designation was in keeping with adjoining land already earmarked for <br /> commercial development north of Ash Avenue extended east and east of Martin Luther King Jr., <br /> Dr. The proposed commercial zone is consistent with the land use plan as amended. <br /> Dependent upon the number of buildings and individual land uses proposed for this tract, there <br /> may be a necessity to subdivide the same or request a Planned Unit Development in the future. <br /> In any case, compliance with all applicable codes and regulations governing utilities, vehicular <br /> access and buxlding construction standards will be required. <br /> In view of the above data, staff recommends approval of the petition. <br />
