McQueen, Senior Planner (3C��1 ', <br /> SUBJECT: Vacation of Calhoun Street north of Pearl Street <br /> A valid petition has been received from Wabel Tool Company, 1020 East Eldorado Street, <br /> requesting vacation of the subject street. Wabel Tool Company presently owns all private <br /> property adjoining this portion of Calhoun Street on the east, west and north sides; Pearl Street is <br /> located to the immediate south. The purpose of�the request is to allow new commercial <br /> development which would encroach into the existing right-of-way. <br /> Extending north of Pearl Street one hundred thirty-five feet and dead ending to property owned <br /> by the petitioner, the street in question does not appear to be of value to the general public for <br /> vehicular access, and the best interests of the public would be served by vacating the same. A <br /> perpetual easement would be retained to operate and maintain an e�sting storm sewer located <br /> within the area in question. <br /> The petitioners submitted from a qualified appraiser a value of$4175.00 for the subject property. <br /> In accordance with City policy regarding such appraisals over $2000.00, a second appraisal was <br /> obtained by the City of Decatur with a value of$1600.00. Staff recommends that an average <br /> value of$2887.50 be accepted as a fair compensation for the property in question. <br /> Staff recommends approval of the proposed street vacation as noted. <br />
