McQueen, Senior Planner �l <br /> SUBJECT: Ordinance Rezoning Property at 2621 and 2637-2685 North Main Street <br /> The subject petition requests that premises commonly known as 2621 and 2637-2685 North <br /> Main Street be rezoned from R-3 Single Family Residence District to B-1 Neighborhood <br /> Shopping District. Containing approximately one acre, the area in question is platted as five <br /> separate lots; four of these lots are presently developed with single family dwellings while the <br /> fifth lot is vacant. As reported by petitioner, the purpose of the proposed zone is to place these <br /> lots in the same commercial zoning classification as nearby lots, and therefore, increase the <br /> potential resale value of each tract. Staff has been advised that petitioner presently represents � <br /> one of the subject owners in the sale of the lot, and that said petitioner has contacted the balance <br /> of the property owners relative to the proposed zoning change. The owner of premises <br /> commonly known as 2635 North Main Street (Lot 7 in Block 5 of Pythian Home Addition) was <br /> also contacted and chose not to be a party to the subject petition; inasmuch as this lot would <br /> adjoin B-1 zoning on both sides, staff is of the opinion that a future request for B-1 zoning would <br /> be logical. <br /> Upon review of land use and zoning patterns for the general area, staff notes that property west <br /> of and adjoining the 2600 block North Main Street at the north and south end thereof is zoned <br /> B-1 Neighborhood Shopping District. Further, portions of the 2600 block on the east side of said <br /> street are also zoned B-1. The majority of this existing B-1 area is developed with office or light <br /> commercial uses; in some cases existing dwellings were converted to office/commercial use. <br /> Recognizing these land use and zoning patterns, staff is of the opinion that the proposed zone and <br /> ultimate development would be consistent and compatible with the same. Also, we note that the <br /> comprehensive land use plan reflects commercial development for the subject area. <br /> In view of the data presented, staff recommends approval of the petition. <br />
