McQueen, Senior Planner(�(n'T� <br /> SUBJECT: Vacation of Alley East of 127 East Pythian Avenue <br /> A request has been received from Gentry's Rug and Carpet Service, Inc., 127 East Pythian <br /> Avenue, to vacate the existing alley immediately east of their property. Further, petitioner has <br /> received consent in writing from the adjoining property (Spaghetti Shop) to the east of said alley <br /> to vacate the same. These two companies own all of the property adjoining the alley in question. <br /> The purpose of the vacation is to allow Gentry's to control this land and use it in conjunction with <br /> their existing business. <br /> Inasmuch as this alley serves only the property herein described, and that the extension of this , <br /> alley south to McKinley Avenue has previously been vacated, staff is of the opinion that the ' <br /> subject area is of no value to the general public for vehicular access, and that best interests of the ', <br /> public would be served by vacating the same. A perpetua( easement would be retained to operate ', <br /> and maintain existing utility lines located within the a11ey. I <br /> The etitioner has submitted a valid a raisal for the roperty which establishes a fair market I <br /> P PP P I <br /> value of $1200.00. <br /> Staff recommends approval of the alley vacation with compensation to the City of Decatur in the <br /> amount of$1200.00. <br />
