Gilead Road <br /> and Route 51 South <br /> The subject petition requests that a tract of land located at the northeast corner of Route 51 South <br /> and Mt. Gilead Road be rezoned from R-1 Single Family Residence District to B-2 Commercial <br /> District. Containing approximately six acres, the area in question is presently vacant and used <br /> for agriculture purposes. Prior to being annexed to the City of Decatur in 1990, this tract was <br /> zoned R-1 Single Family Residential under Macon County Zoning regulations with a special use � <br /> permit to allow development of a mobile home park. The purpose of the proposed zone is to <br /> allow future commercial development; no specific development plans have been presented at this <br /> time. <br /> A zoning petition has also been filed to change the classification of adjoining land to the east and <br /> north to PMR-1 to allow expansion of the existing Hyde Park Mobile Home Development south <br /> to Mt. Gilead Road. Properties further east and south are zoned County A-1 Agriculture while <br /> properties to the east across Route 51 are zoned County R-1 or A-l. !, <br /> The Comprehensive Land Use Plan calls for the area in question to be commercial development ��� <br /> as well as property to the immediate south across Mt. Gilead Road. , <br /> With regards to municipal utilities, an existing City of Decatur water main is located just narth of �I <br /> this tract along Route 51, and a sanitary sewer is located approximately one half mile north of the , <br /> tract in question. This existing sewer could be extended to serve the subject tract. ' <br /> In view of the above data, staff recommends approval of the petition. <br />
