Decatur City Plan Commission <br /> September 5, 1996 <br /> Page Two <br /> approximately one quarter of an acre, the area in question is owned by the Christ Evangelical <br /> Lutheran Church, which is located on adjoining land to the immediate south. The purpose of the <br /> proposed zone is to a�low the construction of a billboard on said area. <br /> Inasmuch as this tract adjoins B-2 zoning to the west with Route 36 being located to the <br /> immediate north, and adjoining land to the east and south is zoned residential and occupied by <br /> the church, staff recognizes the proposed zoning as being consistent and compatible with the <br /> general area. Since the tract is proposed for development with only a billboazd, vehicular access <br /> is acceptable across residential land presently owned by the church. Further, the proposal is in <br /> keeping with the Comprehensive Land Use Plan. � <br /> Staff recommends approval of the petition as presented. <br /> Mr. Shampine questioned if the proposed billboard would meet all of the new billboard <br /> requirements as stipulated in the Zoning Ordinance. Mr. McQueen answered that it would meet <br /> the new requirements and will be of a size that will maintain the required setbacks under B-2 <br /> zoning. <br /> It was moved and seconded (Schiller/Cherry) to forward Cal. No. 96-51 to City Council with <br /> recommendation for approval as presented. Motion carried unanimously. <br /> New Business <br /> Cal. No. 96-56 Petition of CEMETERY TRUSTEES OF HICKORY POINT TOWNSHIP <br /> for a special use permit to allow a cemetery on a tract of land generally <br /> located on the north side of the 2500 block of Riedel Road (a.k.a. Boiling <br /> Springs Road). <br /> Mr. James Uhl, Attorney, was present and spoke for the petition representing the Cemetery <br /> Trustees of Hickory Point Township. Mr. Uhl distributed a map to the commission members. It <br /> was noted that the township officials were present. Mr. Uhl stated that the Boiling Springs <br /> Cemetery has been in existence since 1832 at the intersection of Boiling Springs Road and <br /> Riedel Road. The trustees have purchased five acres to the west of the existing cemetery for the <br /> purpose of expansion. The existing cemetery contains five acres. <br /> Mr. Uhl stated that several years ago the City of Decatur annexed 260 acres including a portion <br /> of the cemetery containing approximately 2 and 1/2 acres. There are roads within the cemetery <br /> and there will be a roadway off of Riedel Road to the north. The proposed expansion is in <br /> conformance with the use of the area. There are houses several hundred feet to the west. ' <br />
