McQueen, Senior Planner <br /> SUBJECT: Ordinance Rezoning 1524 North Water Street <br /> The subject petition requests that premises commonly known <br /> as 1524 North Water Street be rezoned from R-6 Multiple <br /> Dwelling District to 0-1 Office District. The purpose of � <br /> the proposed zoning change is to allow an existing ' <br /> residential structure on said lot to be converted to an � <br /> office. '� <br /> Upon review of land use and zoning patterns in the general <br /> area, staff noted that property to the immediate north is , <br /> vacant and presently zoned 0-1 Office. Further, properties <br /> to the west across North Water Street are likewise zoned 0-1 <br /> Office or B-1 Neighborhood Shopping District and are � <br /> . developed with a mix of office, business, and multi-family <br /> structures. The adjoining property to the immediate south � <br /> to Center Street is vacant and zoned R-6 Multiple Dwelling. <br /> Recognizing the existing land use and zoning patterns as <br /> noted, staff is of the opinion that the proposed zone would <br /> be compatible with the same. Further, we anticipate that <br /> future requests will be received to ultimately consider a <br /> nonresidential zone for the balance of this block from the <br /> subject lot south some 350 feet to an existing O-1 zone. <br /> With regards to the existing structure on this lot, the <br /> petitioner has been advised of the necessity to comply with <br /> applicable building codes for conversion of this structure <br /> to an office. Further, there appears to be adequate area <br /> for provision of required off street parking. <br /> In view of the above data, staff recommends approval of the <br /> � � petition as presented. <br />
