Weaver, Community Development Director � • <br /> {�'�obert A McQueen, Senior Planner <br /> SUB7ECT: Ordinance Granting Special Use Permit for H'istoric Neighborhood <br /> Use at 401 College Square <br /> The subject petition requests a special use permit to allow an office facility as a historic <br /> neighborhood use on premises commonly known as 401 North College Street. An alternative <br /> request by petitioner is for an O-1 Office Zone for this tract; however, staff is of the opinion that <br /> the special use permit proposal is more appropriate for this development and would be more in <br /> keeping with the surrounding residential development. <br /> Section XXI. (Special Use Regulations) of the Zoning Ordinance (Ord. #3512)provides for a <br /> -- historic-aeighbvrhood use in any zone locat�d within the Decatur Historic District providing such <br /> use preserves the historic and azchitectural character of the building in question. Further, such <br /> use must preserve the essential character and nature of the surrounding neighborhood. <br /> Staff is of the opinion that the proposed office use meets applicable criteria for a historic <br /> neighborhood use of the subject premises. Further,we note that the proposed use has been <br /> reviewed and recommended for approval by the H"istoric and Architectural Sites Commission. <br /> The petitioner has stated his intent to preserve the design and chazacter of the existing structure, <br /> which is listed as a Decatur H'istoric and Architectural Land Mark and is located within the <br /> Decatur and National H'istoric. Recognizing the historic and azchitectural significance of this <br /> structure, staff is of the opinion that this proposal is in keeping with the original intent of the <br /> historic neighborhood use provision of the Zoning Ordinance, and that the proposed use of the <br /> premises will be beneficial in preserving this structure and the residential and historic character of <br /> the general neighborhood. H'istoric neighborhood uses have previously been granted for a beauty <br />
