McQueen, Senior Planner <br /> SUB7ECT: Ordinance Rezoning Tract of Land at the Southwest Corner of <br /> West Mound Road and North Taylor Avenue <br /> The subject petition requests that premises located at the southwest corner ofNorth Taylor <br /> Avenue and West Mound Road be rezoned from R-1 Single Family Residence District to B-1 <br /> Neighborhood Shopping District. Containing appro�umately one acre, the area in question is � <br /> presently vacant. The purpose of the proposed zone is to accommodate a new retail facility. <br /> LTpon review of land use and zoning patterns for the general area, staff notes that property to the <br /> immediate east across Taylor Avenue is zoned B-1 Neighborhood Shopping District while <br /> property to the north across Mound Road is zoned M-1 Light Industrial District. Properry to the <br /> south a�d eas�-is zoned R-1 Single Family Residential; however, we further note that said area to <br /> the west is presently vacant and adjoins land zoned B-2 Commercial accordingly developed. A <br /> portion of this vacant residential land is proposed for expansion of the adjoining automobile <br /> auction. <br /> Staff is of the opinion that the proposed zone is consistent and compatible with the sunounding <br /> land use and zoning patterns as noted. Also, we note that the Comprehensive Land Use Plan <br /> designates this parcel for commercial development. Conversely, the Land Use Plan shows <br /> property to the south of this tract as remaining residential; staff does not envision the proposed <br /> B-1 zone being extended southerly beyond the subject parcel. <br /> In view of the above date, staff recommends approval of the petition as presented. <br />
