McQueen, Planner <br /> SUBJECT: Ordinance Rezoning Property at 1000 East Locust Street <br /> The subject petition requests that premises commonly known as 1000 East Locust Street be <br /> rezoned from R-3 Single Family Residence District to M-1 Light Industrial District. The area in ' <br /> question is presently platted as three separate lots; two of these lots are used for industrial storage <br /> while the lot on the immediate northeast corner of Locust Street and Calhoun Street is occupied <br /> by an industriaUcommercial building housing Union Iron Works, Inc. The existing building and <br /> operation is a nonconforming use, and the storage lots have existed as such for severa] years after <br /> residential structures thereon were torn down. As reported by petitioner, the purpose of the �, <br /> proposed zone is to bring the existing land use into compliance with zoning regulations. I <br /> Property across Locust Street to the south is presently zoned M-1 Light Industrial as is land 120 I <br /> feet to the north. Property across the alley to the east and across Calhoun Street to the west is '', <br /> zoned R-3 Single Family. However, it should be noted that the residential area along Calhoun ', <br /> Street is only one lot deep with M-2 Heavy Industrial zoning to the immediate west thereo£ Also, j <br /> the residential land to the immediate north is occupied with one vacant residential structure while ' <br /> two lots are vacant. ', <br /> Reco�nizing the existing land use and zoning patterns as noted, staff is of the opinion that the ', <br /> 1400 block of North Calhoun continues to undergo change from residential to ]i�ht industrial '� <br /> development. The comprehensive land use plan envisions this block as being industrial, and as �, <br /> additional residential structures are removed, staff expects further requests from property owners ��, <br /> for industrial zoning. We recognize the subject petition as being in keeping with this ]and use � <br /> change. il <br /> In view of the above data, staff recommends approval of the petition as presented. I <br />
