search charge as to Buyer and the cost of any mortgage title insurance policy, if any, and <br /> the cost of any endorsements which Buyer may request be attached to said policy. I <br /> 3. Buyer shall pay the Sellers the balance of the purchase price at the of�ce of <br /> Central Illinois Title, or a mutually agreeable location, on the closing date, which shall be I <br /> on or about January 2, 2001. �, <br /> 4. At closing, the Sellers shall pay for transfer ta�c stamps and shall pay for or <br /> give Buyer credit for general real estate taxes For all prior years and for the Sellers' pro <br /> rata share of such taxes for the year in which the closing occurs. The Sellers shall further <br /> pay or give Buyer credit for any special assessments which are a lien against the premises. <br /> Credit for general real estate taxes shall be computed on the basis of the most current tax <br /> information available at the time of closing. <br /> 5. The sale shall be of the real estate in an "as is" condition, and the parties <br /> expressly agree that the Sellers and their agents have made no representations, warranties <br /> or guarantees concerning the condition of the premises or, specifically, the condition of <br /> the plumbing, electrical, heating, air conditioning or other mechanical systems or <br /> appliances, and no representations have been made concerning the water supply, sewer, <br /> sewage disposal systems, roof or structural soundness of the improvements upon the <br /> premises. No notices of suits or judgments relating to violations at the premises of <br /> zoning, fire, air pollution or health laws and regulations have been received by Sellers. <br /> Sellers do not warrant that the premises comply with City building codes. The parties <br /> contemplate that the Buyer will raze the improvements on the premises being purchased <br /> The parties understand that, because of the age of the buildings located upon the above- <br /> described premises, asbestos or other materials may be incorporated in said buildings <br />
