Re-roof all shingle roof areas with new metal roof- <br /> ing; <br /> 8 . Replace all concrete walks with stamped brick con- <br /> crete; <br /> 9 . Increase lighting in all areas as needed; and <br /> 10 . Remodel and re-roof approximately 100, 000 sq. <br /> ft . of space, which would include new mechanical, <br /> plumbing and interiors . <br /> Enclosed are some photos of the condition of the Cen- <br /> ter . <br /> My clients only wish to improve this retail facility, <br /> bring more traffic with more retail sales and at the same <br /> time increase the value of this Center that will increase <br /> the value of the surrounding area . <br /> Their improvements will guarantee at least two addi- � <br /> tional National Retail tenants . It is unlikely that <br /> they would ever consider the Center without these im- <br /> provements . They have letters of intent for over 60, 000 <br /> sq. ft . of space contingent upon completion of these im- <br /> provements . <br /> In addition, my clients intend to use any funding re- <br /> ceived from the City for 134 E . Main Building for reno- <br /> vation that will put them in compliance with Life and <br /> Safety Improvements, The Americans for Disabilities Act, <br /> and Local Code and Ordinances required for office space <br /> use on the upper floors and the proposed restaurant on <br /> the first floor. This six-story structure currently is <br /> in violation of all these codes . Many developers have <br /> passed on this property because of the extensive renova- <br /> tions necessary to bring it to code, particularly the <br />
