Recording. "I'he parties agree that this Lease or a memorandum thereof may be <br /> recorded in the Macon Couniy Recc�rder's Office upon the request of either party. Both parties <br /> agree to execute a memorandum af lease upon the reques#of the other party. <br /> i�i. Capital Improvements. During the first year of this Lease,the City wi11 complete the <br /> repair; rebuild or replace the Building's H�1AC control system, and chitler. During the first year <br /> of this Lease, the City will use its best cfforts to cause the entire parking area to be repaired and <br /> resurfaced. If a complete repair and resurfacing is not completed,�vithin the first year of this Lease <br /> the City shall repair and patch any significant areas of damage reasonably identiiied by the Library. <br /> "I�he t:ity shall cc�mplete a repair and resurfacing of the parking area immediately folluwing the <br /> demolishing of the Annex Building. If the Annex Building is not demolished within five(5)years, <br /> the City shall within five(5)years cause the entire parking area to be repaired and resurf�ced. In <br /> the event ��ideo sun�eillanc;e is installed at any other non-public safety building City parking lot <br /> the City shall cause the ssm� or similar video surveillance equipment to be installed on the <br /> perimeter of the Common Area and property. <br /> N. Levy and Qudget. The City agrees that all rent payments received pursuant to this <br /> Lease shall be deposited in a building fund {Fund 34) for purposes of maintaining, operating, <br /> repainng and replacing the Leased Pren�ises,the associated component sysiems,and the Common <br /> Area. The Library's rent payrnent shall be used for no other purpose. The City agrees that all <br /> costs of administrating this L.case,thc Leased Premises and Common Ground are included in the <br /> annual rent amount and shall be in no rna�u�►er assessed to the Library as a separate aciministrative <br />
