Krieger, Director, Economic Development Departmen� <br /> Subject: Riverbend Acquisition Corporation annexation agreement <br /> Attached to this memo is a draft annexation agreement with Riverbend Acquisition Corporation <br /> for a 16 acre tract immediately east of Meadowlark Subdivision and south of Mound Road. In <br /> February of 1998, Council considered and approved a similar annexation agreement with <br /> Riverbend Development for a 24 acre tract immediately south of the subject property. That ' <br /> property now serves as the site far a 300,000 square foot distribution center. ' <br /> The following is a brief summation of the major provisions of the proposed agreement: <br /> • The City shall zone the property M-1, for light industrial development. <br /> • The City shall make application to the State of Illinois Department of Commerce and <br /> Community Affairs (DCCA) to annex the property to the Decatur Enterprise Zone. <br /> • A minimum building setback line of 75 feet from the west property line shall be established. <br /> • The owner shall construct and landscape an 8 foot earthen berm along the entire western <br /> property line. <br /> As Council is aware, staff has been aggressively pursuing similar annexation agreements with <br /> land owners to prepare for and encourage development along the Brush College Road corridor. <br /> The attached proposed agreement is a logical extension of these efforts. Staff will be available to <br /> answer any questions. <br />
